Our scope

What HVAC service and maintenance covers

HVAC service and maintenance is the planned upkeep of the heating, ventilation and air conditioning plant in a building.

All our servicing follows SFG20, the industry standard maintenance specification, and our ductwork cleaning follows TR19 Air, the Building Engineering Services Association (BESA) specification for ventilation hygiene.

The plant we service includes air handling units, supply and extract fans and their motors, fan belts and bearings, heating and cooling coils, drain pans, filters, fan coil units and ductwork.

Across the UK and Ireland, we work for facilities and estates managers, compliance officers, managing agents and building services contractors, and carry out HVAC maintenance as part of our ventilation services.

Servicing can run on a planned maintenance contract or as a one-off, and out of hours where needed.

Our operatives are IPAF and PASMA carded, and work alongside our NICEIC-approved electricians.

As well as ISO 9001, certified through a UKAS-accredited body, we hold SafeContractor and Constructionline Gold.

Why it matters

What goes wrong when HVAC service and maintenance isn't done right

A belt fitted too tight or out of line can stop the fan and leave rooms without fresh air

Filters fitted with gaps let dirt clog the coil, making fans work harder and driving up energy bills

Access doors left unsealed can pull plant room dust and fumes into the air your staff breathe

Untested frost protection can let a coil freeze, burst and flood the floors below

Methods and capability

How we service ventilation plant

We carry out HVAC servicing on a range of ventilation systems. We service to SFG20 schedules, with the electrical checks on motors and speed controllers carried out by NICEIC-approved electricians.

Equipment and access

Scissor lifts, cherry pickers and boom lifts for roof-mounted plant

Mobile towers and podium steps for plant rooms and ceiling voids

Rotary brushing and whipping heads for loosening deposits in the ductwork

Negative pressure extraction units to draw the loosened dirt out

Compressed air cleaning for accessible duct sections

HEPA-filtered and H-class vacuums

CCTV and borescope cameras for looking inside the ductwork

Confined space entry under permit, with trained operatives and rescue cover

How we service

The SFG20 tasks set for each piece of plant worked through in turn

Filters checked, seated and changed where due

Coils, drain pans and casing cleaned, with anti-microbial treatment on the coils and drain pans

Fan belts checked, tensioned and aligned, or replaced, and bearings lubricated

Fan motor and speed controller electrics checked

Heat recovery sections cleaned and checked

Fan coil unit filters and drip trays cleaned

Volume control dampers, grilles and diffusers checked, and ductwork cleaned to TR19 Air where needed

Controls and records

Permit to work agreed with your site

Each unit isolated and locked off before it is opened

Control of Substances Hazardous to Health (COSHH) assessments for every coil cleaner and treatment we use

Access doors and panels refitted and sealed after every service

Frost protection checked and left set before the unit restarts

Ductwork cleaning verified by vacuum or non-volatile residue test

A written service report after every visit, with before and after photographs

Photographs of the filter pressure gauges fitted to your units, and airflow readings before and after a service, on request

How we prove it

Standards, regulations and accreditations

These are the regulations, standards and schemes that govern HVAC service and maintenance, and what we do for each one.

SFG20

SFG20 is the industry standard maintenance specification published by the Building Engineering Services Association (BESA), setting out the tasks each type of plant needs and how often. We build your planned visits from its ventilation schedules and set the frequency to how hard each unit works.

Workplace Regulations 1992

The Workplace (Health, Safety and Welfare) Regulations 1992 require enclosed workplaces to have enough fresh or purified air, and mechanical ventilation to be maintained and cleaned. We service and clean the plant on the schedule agreed with you and leave a written report of each visit.

BESA TR19 Air

TR19 Air is BESA's ventilation hygiene specification for the internal cleanliness of ventilation systems, aligned with BS EN 15780 and updated to Version 2 in March 2026. When a service shows the ductwork needs cleaning, we clean it to TR19 Air, using products assessed under the COSHH Regulations.

Electricity at Work Regulations and NICEIC

The Electricity at Work Regulations 1989 require electrical systems to be maintained to prevent danger, and work on them to be done by competent people. Our NICEIC-approved electricians carry out the electrical checks on fan motors and speed controllers.

Work at Height, Confined Spaces, IPAF, PASMA and CITB

The Work at Height Regulations 2005 and the Confined Spaces Regulations 1997 require work at height and in confined spaces to be planned and carried out safely by competent people. Our operatives hold IPAF and PASMA cards and enter confined spaces under permit, and we are an IPAF Approved Training Centre and a CITB Approved Training Organisation.

ISO 9001, SSIP and contractor schemes

ISO 9001 is the international standard for quality management. SSIP (Safety Schemes in Procurement) is what a procurement team checks before letting a contractor on site. We are ISO 9001 certified through a body accredited by the United Kingdom Accreditation Service (UKAS), and hold SSIP recognition through Constructionline Gold and Avetta. We are also SafeContractor approved.

How we do it

How your HVAC service will run

From the initial survey and quotation through to servicing, checks and reporting, we manage each stage of the HVAC service with your site team.

01

Survey, scope and quote

We review your plant list, carrying out a site survey where needed. We then provide a written scope of works and quotation, clearly setting out the equipment, tasks and visit frequency.

02

Planning and RAMS

We plan each visit around your building, and write risk assessments and method statements covering access, permits and the isolations each unit needs.

03

HVAC servicing

We isolate each unit in turn and work through the SFG20 tasks set for it, to the schedule agreed with you.

04

Verification and reporting

Once servicing is complete, we check each unit is running again and go through the results with your site contact for sign-off, then hand over the service report and photographs for your maintenance records.
