Build-Up You Can’t See, Problems You Can Feel
When air handling units clog up, the rest of the system starts to strain. You get weaker airflow, more dust pushed around the building, and a drop in efficiency that only gets worse over time. We clean and service AHUs to keep them working as they should, helping to maintain air quality, reduce complaints and avoid expensive repairs.

What Gets Cleaned and Checked
We clean inside the unit and carry out basic servicing while we’re in there. That includes:
Internal panels and surfaces
Coils, fans and motor housings
Filters swapped or cleaned
Drain trays flushed and cleared
Loose debris and built-up dust removed
We flag any worn components or damaged seals for your maintenance team and provide a written summary after every visit.

Issues We Help Prevent
A clean unit runs better, lasts longer and is easier to keep compliant. AHUs left uncleaned don’t just underperform. They can spread contaminants, fail inspection or trigger complaints from the people using the space.
Reduced airflow through the system
Dust and particles pushed into occupied areas
Mould growth in trays or damp corners
Smells and condensation issues
Higher risk of failure or breakdown
Our Process
System Check and Isolation
We confirm power is off and isolate the unit. If needed, we coordinate access with your FM team or building manager.
Panel Removal and Inspection
We open the unit and check for visible debris, wear or damage. Photos can be taken before cleaning begins if requested.
Internal Cleaning
We remove loose dust, clear blockages and wipe down internal surfaces. Drain trays are flushed and cleared.
Filters and Final Checks
Filters are cleaned or replaced depending on the system. We check air paths are clear and nothing is left loose inside the unit.
Report and Recommendations
You get a written summary of what was cleaned, what was found and anything that needs flagging to your maintenance team.
