Our scope

What commercial exterior building cleaning covers

Commercial exterior cleaning covers everything on the outside of a building, from the cladding, render, brick and glazing to the gutters, downpipes, signage and canopies.

Across the UK and Ireland, we clean occupied offices, industrial and logistics units, retail parks, and education and healthcare estates for facilities managers, landlords and managing agents.

Soft washing uses low pressure and less water to lift algae, moss, lichen and green and black staining from render, painted masonry and coated panels, and we use pressure washing on harder surfaces. We also remove bird fouling, graffiti and the traffic film that builds up on roadside buildings.

We can clean on a planned maintenance cycle or as a one-off, and out of hours where needed.

We're an IPAF Approved Training Centre and a CITB Approved Training Organisation, and our operatives are IPAF and PASMA trained. We work from our own scissor lifts, cherry pickers, spider lifts and access towers.

We hold ISO 9001, certified through a UKAS-accredited body, plus SafeContractor and Constructionline Gold.

I believe that their team on the day did an excellent job. They were professional and courteous, explained anything that I wanted to know, and left the area spotless. I was unable to find any fault in their work. I will definitely be returning next year.

Why it matters

What happens when a building exterior isn't cleaned

Green and black staining builds up on the building frontage and exterior walls

Blocked gutters overflow and soak the wall below, causing damp

Dirt and salt left in sheltered areas hold moisture against the coating and corrode it

Soiling left to work into a panel needs harsher cleaning, which can damage the coating

Methods and capability

How we clean a building exterior

Our teams are highly experienced in the methods required to clean the outside of commercial buildings. From matching the cleaning agent and the pressure to each surface, through to soft washing render and external wall insulation without damaging the finish.

Access and equipment

Scissor lifts, cherry pickers, spider lifts and mobile access towers

Low pressure soft wash systems and hot water units

Water-fed poles and purified water for glazing and panels within reach from the ground

Rope access for hard to reach areas

Fixed scaffolding on large or complex frontages

How we clean it

Soft washing on render and painted masonry, pH neutral agents and soft brushes on coated panels

Pressure washing on brick, blockwork and concrete

Hot water or steam only inside the cladding or render manufacturer's limits

An authorised biocide after the clean, to slow algae and moss regrowth

Bird fouling wetted down at low pressure before removal, then disinfected

Graffiti removed, matching the removal agent to the surface, so the finish is not stripped with the paint

Controls and records

Risk assessment, method statement and COSHH assessments before we start

Wash water contained and kept out of surface drains and planting

Before and after photographs of each area we clean

A waste transfer note for any wash water we take away

Full cleaning record handed over for your building file

Surfaces

Surfaces we clean, and how we clean them

Materials on the building exterior respond to cleaning differently, so we choose the cleaning agent and brush type for each based on what the surface can handle and what is required to remove the contaminant.

Metal and powder-coated cladding

Abrasives and the wrong chemistry can dull a powder coat, so we wash it with a pH neutral detergent and soft brushes.

Aluminium composite panels

Aluminium composite panels have a lacquered face, so strong alkalis, acids and abrasives can damage it. We clean with water and a mild pH neutral agent.

uPVC and plastisol-coated panels

Plastic coatings chalk as they weather, and regular washing slows this down. We soft wash at low pressure and use mild cleaning agents to lift the staining.

Fibre cement panels

Coated panels can be scratched or stripped, and uncoated ones stain, so we work to the pressure, nozzle fan and distance limits specified by the manufacturer.

Timber and high pressure laminate

Timber can bruise under pressure and needs a mild soap to avoid damage to the wood. Laminate can scratch, so we avoid using abrasive cleaning methods on it.

Render and painted masonry

Soft washing lifts algae and black staining from render without breaking the surface or pulling the paint film off with it.

External wall insulation

External wall insulation is soft, so it dents and marks easily and is expensive to fix. We use light spray, mild detergents and soft brushes, and avoid acidic cleaners.

Brick and blockwork

Too much pressure can blast the face off softer bricks and erode lime mortar out of the joints, so we work at the lowest pressure needed to shift the soiling, with a wide fan.

Windows, glazing and curtain walling

Coated glass can scratch permanently, so we clean it with water-fed poles and purified water, which dries clear.

How we prove it

Standards, regulations and accreditations

These are the regulations and schemes that govern commercial exterior building cleaning, and what we do for each one.

BS 8221-1:2012

BS 8221-1 is the British Standard for exterior building cleaning on stone, brick, terracotta and concrete. We work to it on masonry, identifying the deposit, cleaning a trial area first and keeping a record of what was used.

Work at Height Regulations 2005

The Work at Height Regulations 2005 require work at height to be properly planned, appropriately supervised and carried out by competent people, with planning for emergencies and rescue. We plan access before we quote, and every powered access job has a written rescue plan.

LOLER 1998

The Lifting Operations and Lifting Equipment Regulations 1998 require equipment that lifts people to have a thorough examination at least every six months. Our scissor lifts, cherry pickers and spider lifts run on that schedule, and every machine we bring to site has a current examination report.

IPAF, PASMA and CITB

IPAF (International Powered Access Federation) and PASMA (Prefabricated Access Suppliers' and Manufacturers' Association) run the recognised training schemes for powered access and mobile towers. Our operatives hold both cards, and as an IPAF Approved Training Centre and a CITB Approved Training Organisation we train them ourselves.

COSHH and Environmental Protection Act

The Control of Substances Hazardous to Health Regulations 2002 require employers to control exposure to hazardous substances, including those the work generates, such as bird droppings. We assess every product we use, keep wash water out of surface water drains, and take waste away under the Environmental Protection Act 1990 duty of care.

ISO 9001, SSIP and contractor schemes

ISO 9001 is the international standard for quality management systems. SSIP (Safety Schemes in Procurement) is what a procurement team checks before letting a contractor on site. We are ISO 9001 certified through a body accredited by UKAS, Constructionline Gold registered, SafeContractor approved and on Avetta.

How we do it

How your exterior clean will run

From the initial survey and quotation through to cleaning, inspection and sign-off, we manage each stage of the exterior clean with your site team.

01

Survey, scope and quote

We review the building, its surface materials and access, carrying out a site survey where needed. We then provide a written scope of works and quotation, clearly setting out the surfaces included.

02

Planning and RAMS

We plan the clean around your building and schedule, and write risk assessments and method statements covering access, the method for each surface, cleaning agents and safety controls.

03

Exterior cleaning

We clean the building surface by surface, working from the top down, to the schedule agreed with you.

04

Verification and reporting

Once cleaning is complete, we walk the building with you for sign-off and hand over before and after photographs, then set a return date if you want it cleaned on a cycle.

We are an IPAF Approved Training Centre and a CITB Approved Training Organisation, with our own NEBOSH certified health and safety manager, so our operatives take their access training with us.
