Our scope

What post construction cleaning covers

Post construction cleaning is the cleaning that takes a commercial or industrial building from a working construction site to a finished space ready to hand over, usually in stages as each part of the build completes.

We clean everything from small fit-outs to large industrial projects. This includes high-level racking and beams, polished concrete, tiled and carpeted floors, walls, ceilings, glazing, frames and reveals, doors, skirtings, switches and sockets, light fittings, sanitaryware, kitchen fittings and stainless steel. We take construction dust off the surfaces it settles on, such as suspended ceilings and the tops of fittings, and remove paint, sealant and adhesive residue.

We run the cleans to your build schedule, from the rough clean once the main trades leave, through phased cleans as each area completes, to the snagging clean and the final clean before the client walkround.

On multi-day builds a CCS site supervisor runs the team on site.

You get written sign-off and before and after photographs at each stage for your handover file.

We work for main and principal contractors, fit-out contractors, developers, property owners and facilities managers on commercial and industrial new builds and refurbishments across the UK and Ireland.

Our operatives are CSCS-carded and work within your site rules and CDM arrangements.

We hold ISO 9001, certified through a UKAS-accredited body, plus SafeContractor and Constructionline Gold.

CCS provides a first-class service and response to all our enquiries on behalf of our clients. We would not go anywhere else.

Why it matters

What goes wrong when post construction cleaning isn't done right

Handover is delayed because the building isn't show-ready for the client walkround

Construction and silica dust left in the building after the trades leave

Snagging items flagged on the walkround that should have been cleaned off

A cleaning firm without CSCS cards or CDM awareness causes site access issues

Methods and capability

How we carry out post construction cleaning

We choose the equipment and the cleaning method for each part of the build, using ride-on scrubber dryers on large open floors and hand detailing on glazing, frames and fittings.

Equipment and access

HEPA-filtered vacuums for fine construction and silica dust

Industrial wet and dry vacuums for heavy debris

Ride-on and walk-behind scrubber dryers for large floor areas

Rotary buffers for hard floor finishing

Pressure washers for external areas, loading bays and hard standing

Water-fed poles for high-level and external glazing

Mobile towers and powered access for high-level glazing and ceilings

How we clean it

Rough clean to clear bulk debris, packaging and dust

Solvent removal of paint, sealant and adhesive residue

Protective film, stickers and labels taken off

Detail cleaning of specialist items and equipment

Snagging clean once the trades have been back in

Final clean of floors, glazing, frames, reveals, switches and fittings before handover

Controls and records

CSCS-carded operatives, site-inducted before they start

A CCS supervisor on site with the team

Work within your CDM 2015 arrangements and site rules

Risk assessment and method statement for every job

Waste segregated, with waste transfer notes

Written sign-off and photographs at each stage

How we prove it

Standards, regulations and accreditations

These are the regulations, standards and schemes that govern post construction cleaning, and what we do for each one.

CDM 2015

The Construction (Design and Management) Regulations 2015 (CDM 2015) place health and safety duties on every party to a construction project, from the client to each contractor. We come on to your site as a contractor under them, with CDM-aware supervisors, and follow the principal contractor's site rules and inductions.

CSCS and CITB

CSCS (Construction Skills Certification Scheme) certifies operatives against a role qualification and the CITB (Construction Industry Training Board) health, safety and environment test. Our operatives are carded, supervisors hold Gold or Black cards, and we run CITB health and safety courses in house.

COSHH 2002

The Control of Substances Hazardous to Health (COSHH) Regulations 2002 require exposure to hazardous substances to be prevented or, where that isn't reasonably practicable, adequately controlled. We assess every cleaning product and solvent we use, including those for paint, sealant and adhesive residue.

Environmental Protection Act 1990

Section 34 of the Environmental Protection Act 1990 puts a duty of care on you for construction waste, and it does not end when the waste leaves site. You have to pass it only to an authorised person and give a written description of the waste, so we hand you the transfer notes, segregate the waste and arrange any skips.

Work at Height, IPAF and PASMA

The Work at Height Regulations 2005 require work at height to be properly planned, appropriately supervised and carried out by competent people. We plan access for high-level glazing and ceilings before we start, and our operatives hold IPAF (International Powered Access Federation) and PASMA (Prefabricated Access Suppliers' and Manufacturers' Association) cards.

ISO 9001 and SSIP

ISO 9001 is the international standard for quality management, and SSIP (Safety Schemes in Procurement) is what a procurement team checks before letting a contractor on site. We are ISO 9001 certified through a body accredited by the United Kingdom Accreditation Service (UKAS), hold SSIP recognition through Constructionline Gold and Avetta, and are SafeContractor approved.

How we do it

How your post construction clean will run

From the initial survey and quotation through to cleaning, inspection and handover, we manage each stage of the post construction clean with your site team.

01

Survey, scope and quote

We review the build, the stages and your handover date, carrying out a site survey where needed. We then provide a written scope of works and quotation, clearly setting out the areas, stages and cleans included.

Planning and RAMS

Once the works are agreed, we plan the cleans around your build schedule and the other trades. Risk assessments and method statements set out the access requirements, site rules and controls required to complete the work safely under your CDM arrangements.

03

Post construction cleaning

We carry out each clean as its area is ready, from the rough clean once the main trades leave, through phased and snagging cleans, to the final clean before handover, working to the agreed programme.

04

Verification and reporting

Once each stage is complete, we walk the cleaned areas with your site contact for written sign-off, then provide before and after photographs for your handover file.

Why CCS

The team behind the work

CCS Group has been delivering post construction cleaning services across the UK and Ireland since 2013. Our teams have in-depth industry knowledge, experience and training in post construction cleaning on commercial and industrial builds, and in working alongside the trades on live construction sites.

Every operative we send to site is CSCS-carded, our supervisors hold Gold or Black cards, and we run CITB health and safety courses in house.

We are an IPAF Approved Training Centre and a CITB Approved Training Organisation, with our own NEBOSH certified health and safety manager, so our operatives take their powered access training with us.

We pride ourselves on quality and reliability, and on the care our teams take on a client's site.

If you're not sure which cleans your build needs, send us your build schedule and handover date, and we'll go through it with you.
