Our scope

What medical ventilation cleaning covers

Medical ventilation cleaning is the cleaning of specialised ventilation in healthcare buildings. NHS guidance considers the cleanliness of these systems critical where they serve operating theatres, isolation rooms and other high-risk areas. HTM 03-01 sets what those systems have to achieve, and BESA TR19 Air sets how clean the ductwork itself must be.

We clean supply and extract ductwork, air handling units, coils and drain pans, grilles and diffusers, and the ultraclean canopies over theatre tables. We work under your authorised person's permits, to your trust's ventilation operational policy, and can work out-of-hours where needed.

We work across hospitals, theatre suites, clinics and plant rooms. Most of this work comes through estates and facilities managers, and we provide the documentation you need for your records.

We are certified to ISO 9001 and use both post-clean verification methods TR19 Air recognises, the deposit thickness test and the vacuum test. Our operatives are DBS checked and trained in infection prevention and control, so our teams can work in occupied clinical areas without disrupting the ward.

We reach high-level ductwork and roof-level plant with powered access and mobile towers, and our operatives hold IPAF, PASMA and confined space certification.

Why it matters

The risk in an uncleaned medical ventilation system

Dust and microbial growth in a ventilation system can reach clinical spaces in the supply air

Fungal spores disturbed during building works can cause infection in patients

Theatre ventilation that underperforms raises the risk of surgical site infection

Gaps in your ventilation records can be flagged at your next Care Quality Commission inspection

Methods and capability

How we clean a healthcare ventilation system

Our teams are highly experienced in the methods required to clean medical ventilation systems. From ensuring the correct methods are used to properly remove the deposits through to ensuring proper containment during the works so contaminants are not flushed into clinical areas, causing infection risk.

Equipment and access

Rotary brushing and whipping heads for mechanical agitation

Negative pressure extraction units, running through HEPA filtration where the area requires it

Compressed air cleaning on accessible duct sections

CCTV and borescope cameras held in-house for surveying inside the duct

Powered access and mobile towers for plant rooms and roof-level units. IPAF and PASMA certified

Confined space entry under permit with trained operatives

Anti-microbial treatment on coils and drain pans

What we clean

Extract ductwork and the room extract terminals in critical care areas

Supply ductwork when there is visible dirt in it

Supply diffusers and extract grilles, taken down and cleaned on both faces

Air handling units, covering filters, coils, drain pans, casing, humidifiers, energy recovery devices, and the fan and motor

Chilled beams and the coils inside them

Ultraclean ventilation canopies over operating tables, and their terminal filter housings

Access panels, opened and cleaned where they exist and recorded where they are missing

Controls and evidence

Permits from your authorised person for ventilation, and work to your trust's ventilation operational policy

Any product we apply is approved by your infection prevention lead before use

Containment and dust control, so the work itself does not disturb the pressure regime or release Aspergillus

Encapsulation after heavy contamination

A pre-clean inspection recording the condition we start from

Post-clean verification by vacuum and non-volatile residue test

Deposit thickness readings and photographs taken from the same positions before and after

A post-work verification report to TR19 Air Version 2, with a BS 40102-1 air quality rating

How we prove it

Standards, regulations and accreditations

Your ventilation file is audited against these standards, so we clean to them and write our records in alignment with them.

HTM 03-01

HTM 03-01 is the NHS England Health Technical Memorandum for specialised ventilation in healthcare buildings. Part B covers systems already in use, which is where our work sits. We clean to the condition Part B expects and give your authorised person the records for the annual verification.

BESA TR19 Air, Version 2

TR19 Air is the Building Engineering Services Association (BESA) standard for ventilation system cleanliness, aligned with BS EN 15780. Version 2, published in March 2026, added a specific section for post-clean reporting. We work to the current edition and report in alignment with its terms.

Health and Social Care Act 2008 and the CQC

The Code of Practice on the prevention and control of infections is guidance the Care Quality Commission must take into account. The duty itself is Regulation 15, which requires premises to be kept clean and properly maintained. The CQC has written theatre ventilation into Regulation 15 breaches, so we leave you with a written record of our clean for your files.

Workplace Regulations 1992

Regulation 6 of the Workplace (Health, Safety and Welfare) Regulations 1992 is the general legal duty to ventilate every enclosed workplace, and the Health and Safety Executive enforces it. We clean so the system can move the air it was designed to move, to conform with the legal requirement.

COSHH, confined spaces and work at height

The Control of Substances Hazardous to Health Regulations 2002 (COSHH) govern the chemicals we use, and the Work at Height Regulations 2005 cover plant room and roof work. Where a duct run meets the definition of a confined space under the 1997 Regulations, our operatives enter under permit and are certificated for it.

ISO 9001 and procurement checks

We are certified to ISO 9001 by a UKAS-accredited body, so the cleaning and records we provide follow a controlled process. We hold SSIP (Safety Schemes in Procurement) recognition through Constructionline Gold and Avetta, and are SafeContractor approved. If your procurement team checks contractors through Constructionline, SafeContractor or Avetta, you will find us already listed.

How we do it

How your ventilation clean will run

From the initial survey and quotation through to cleaning, testing and reporting, we manage each stage of the ventilation clean with your site team.

01

Survey, scope and quote

We review your ventilation systems and requirements, carrying out a site survey where needed to check access and the condition inside the ductwork. We then provide a written scope of works and quotation, clearly setting out the systems included.

02

Planning and RAMS

We plan the clean around your clinical areas, write the risk assessments and method statements, and agree working hours and access permits with your authorised person.

03

Ventilation cleaning

We clean each section under containment, in the work window agreed around operations or out of hours where needed, so the department keeps running.

04

Verification and reporting

Once cleaning is complete, we run the post-clean tests and take after photographs, then hand over a verification report for your file.

Why CCS

The team behind the work

We clean ventilation systems for hospitals and healthcare estates across the UK, for NHS trusts and independent healthcare providers including Circle, Elysium Healthcare and Ramsay.

Hospital access requires clearance and clinical awareness, so our operatives are DBS checked and trained in infection prevention and control. They are used to working in occupied clinical areas alongside staff and patients.

Much of this work happens at night or inside a planned shutdown. We schedule around the theatre list or the department's quiet window rather than asking you to work around us.

Our operatives are trained to run the deposit thickness, vacuum and non-volatile residue tests after a clean.

If you are not sure which systems need cleaning first, ask us to come and survey them. We will tell you what we find, including when a system does not need us yet.
